The Community Infrastructure Levy (CIL) is a charge that can be imposed by the local council on new build developments. The fee is worked out based on a rate per metre squared for the gross area of the residential development, including any associated ancillary buildings. The levy rate is decided by the local authority and will vary from council to council depending on what they can justify.
The CIL rules must be fully understood to know if the levy applies to you, as well as how much you should pay. Even if a council decides to charge the CIL, they may have some areas within their borough which are exempt to encourage the development of housing. If your project includes the demolition of a property, only the net additional space created by your new build is applicable to the charge.
