Nothing’s guaranteed in the world of property – after all, who could have forecast the slump of 2007? However, buying in a hotspot – a place where prices are rising far faster than the average rate – should give you a buffer if there’s another downturn in the housing market. The way to maximise gains in value is to spot a hotspot early on, before there’s a surge in demand and prices start to jump. Up and down the country, hundreds of millions of pounds are being poured into regenerating run-down areas, transforming them into vibrant new communities. Many sites are on former brownfield or industrial land, and the money is being invested in creating businesses, transport connections, amenities and jobs as well as homes, boosting the local economy and making them places where people want to live and work. The Mayor of London has identified Opportunity Areas ripe for regeneration across London, such as Nine Elms, which is well underway, and Old Oak Common, where up to 24,000 homes are planned. Notable projects outside the capital include a£5.5bn scheme to develop historic docklands site Liverpool Waters, Dundee Waterfront and Priors Hall Park in Corby.
