It’s well-established that newly completed properties require a Structural Warranty or Professional Consultants Certificate (PCC) as they’re mandatory for mortgage lenders.

A PCC demonstrates the professional consultant has the necessary experience, has visited at appropriate intervals during construction and has adequate professional indemnity insurance. The certificate makes the professional liable for negligence (which you need to prove), but it doesn’t provide cover for structural defects, so they are not as comprehensive as you might like.

A Structural Warranty, whilst usually more expensive, delivers comprehensive protection by offering 10 years’ cover for the cost of repairs or rebuild with a claim payment in the event of covered structural issues.
