This week we continue looking at some of the other important legal responsibilities every potential landlord needs to know – and remember, this is not an exhaustive list, just a starting place.
Valid Electrical Inspection Condition Report (EICR) – This is a periodic inspection of the electrical installation in your rental property. It will reveal if any of your electrical circuits or equipment are overloaded, identify potential electric shock risks and fire hazards, defective electrical work and highlight any lack of earthing or bonding. An absolute must to ensure your property is safe for your tenants.
Portable Appliance Testing – This is a test of all portable electrical equipment to ensure it is safe. This must be completed every 12 months.
