How to self build for under £250k

Keeping on budget is a challenge for any building project, but most self builders also want to create an individual home that is a cut above the run-ofthe-mill properties found on the average housing estate. Good design does not necessarily have to be costly so here are some suggestions that will help you to make your home special without breaking the bank.
Prioritise the budget
To start with, you need two things in place: a detailed cost plan and a list of priorities. In the early stages, the best way to monitor your budget is to work out what you can afford based on a cost per m 2 . More detail can be added when it becomes available during the course of your project; as money is spent and quotes are received.
Once you’ve covered the basic construction cost, whatever is left should be spent on those elements of the design that are most important to you. For example, your main priorities might include great kerb appeal, a wowfactor hallway, a stylish master bedroom or a large ensuite.
You probably won’t be able to afford everything that you’ve put on your list, so knowing which features should take precedence will make it easier to decide what to keep and what to cut loose as the project progresses.
