What does value mean to you? In building terms, it often comes down to financial profit, but think about lifestyle gains, too.
Transforming a property with an extension or by converting internal spaces such as the loft will, when done well and with a close eye on spending, typically add both usability and value.
It’s vital to weigh up what you can afford, particularly with increased labour and material prices, but don’t skimp on quality. “Determine how much you’re willing to spend on the entire project, including construction, materials, permits, and any unforeseen expenses. And make sure to include a contingency fund,” says James Bernard, director of Plus Rooms.
There are many variables that determine property value such as number of bedrooms, floor area and location, but the needs of the household are not to be dismissed. For best returns, plan efficiently so the new space functions for how you’ll live now and in years to come, or what a future buyer might want. Maximise natural light, keep a grip on costs and don’t forego sought-after energy-efficient upgrades or overlook design harmony. “A mismatched or jarring design can detract from the overall appeal of your property,” says James. Also consider the ceiling price for similar homes in your area – ie the price cap beyond which properties may struggle to sell. When in doubt, consult an estate agent for advice.
Loft conversion
Adding a bedroom is a tried-and-tested option to increase a home’s value. The simplest and most common way to do this is with a loft conversion. “For an average cost of £60,000 to £80,000 you can add a bedroom and a bathroom,” says Rob Wood, managing director of Simply Extend, who also warns on the economic climate. “It is worth noting that due to price increases in labour and materials in the last two years, a loft conversion will not always make you money. Prior to 2021, it was a given if you did a loft conversion, you’d make a profit. However, a lot of homeowners are finding it even more expensive to move house to gain an extra bedroom, meaning a loft conversion is still the more economical option.”
