A careful approach
Rab and Esther Fall have found a potential site, but it doesn’t come with planning permission. Mike Dade assesses the likelihood of the couple being able to knockdown the former petrol station and replace it with a new dwelling

WHO Rab and Esther Fall
WHAT A rural plot, once the site of a petrol station, with a former garage and workshop building offered without planning permission
WHERE Norfolk
Rab and Esther Fall are looking for a rural building plot suitable for a three-bedroom house. They’re not too fussy about design, but would like to construct a spacious dwelling that is cheap to run using renewable energy. Because of the time the couple spend away for work, they only want a modest garden.
Viable land in the countryside is hard to come by, but they’ve spotted a disused garage on the market. The site benefits from a good location – about a mile from a quiet village with an array of facilities and a short walk from a country pub. It seems to have potential to knock down and rebuild, however, it’s offered without planning permission. Could this be an opportunity worth pursuing?
