TURNKEY HOMES
Gavin Pearson from Scandia-Hus explains how a full design and build package could benefit you
How does a turnkey build work? It’s the most handsoff a self builder can get, and many choose it precisely for that reason. You’ll be assigned a project manager, like me, to guide you from concept design through to putting the key in the door. If you get in touch before gaining planning consent, we can navigate those difficult procedures.
There’s still a lot of decisions to be made, but we manage that so that you’re never overwhelmed. For example, you might need to choose the insulation levels, heating setup and kitchen and bathroom layouts fairly early on, but things like floor finishes and paint colours can be selected at a later stage. And you’ll only ever deal with us; the tendering process to get the right contractors on board is all on our head, so no stress for you.
How does this benefit self builders? The big advantage is cost certainty. You get that peace of mind that you’re working with a company you can trust to complete your home for the budget you’ve stipulated at the start. This includes a built-in contingency fund and all management fees.
You also only have one point of contact – us – from start to finish. So, we’ll go out to tender for you, which saves time and stress, and you can be assured of the quality of work that’ll go into the house because we work with contractors we trust.
You still get a bespoke home to your exact specifications, but only have to speak to your designated project manager at Scandia-Hus. This takes away a lot of the hassle and risk.
Are there any limitations? There may be a geographical range, as in order to fully manage a project some companies prefer to be close by.If your build is in an area where we can’t offer a fullymanaged service, then we do have a list of main contractors that we work closely with – they’ll normally be able to give you that key-in-the-door high quality, finished house.
